Aethan House is one person, working out of Atlanta on remodels, restorations and new builds. You talk to the person who draws the plan, and the plan is written clearly enough that whoever builds it can keep going without me on the phone.

I pay attention to how people actually live in a room — where the keys land, which chair nobody sits in, what the mornings look like. A house that works with those habits is one you stop fighting.

So I write down how your home should look, room by room, and hand you the document. You take it from there — with your builder, your contractor, or on your own weekends. There is no wrong pace.

You do the buying

Nothing passes through me, so nothing is marked up. You order from the list at whatever pace your budget likes.

Your builder runs the job

I am not on site managing trades, but I answer their questions in writing for ninety days after handover.

We keep what already works

Every document has a section called What to keep, and it is usually longer than people expect. Your things are welcome here.
